  • As this is a co-op, there is no transfer tax when buying or selling a unit. You also don't need to pay transfer tax.
  • Amenities are excellent, including a the large rooftop deck that affords views of the Philadelphia skyline, a gym, a library and community room
  • Excellent outdoor space. More than one third of the units in the building have good-sized terraces
  • Very secure. 7/24/365 coverage in the lobby 
  • On-site management and maintenance staff.


  • Pets are not allowed
  • There is a significant administrative fee due at settlement. Purchase must be in cash
  • Penn Center House is not a market value co-op. Co-op shares, which equate to apartments, are inexpenive to purchase but you will not realize significant appreciation on sale
  • There are few units 1200 sq ft or larger
