Pros
- The location is excellent, 4 blocks from Rittenhouse Square, 5 blocks from City Hall, 8 - 10 blocks from theaters and concert halls on Broad St.
- Monthly fees are reasonable. When you consider that utilities, basic cable and real estate tax are included it's an excellent deal. There is a fee for use of the gym
- As this is a co-op, there is no transfer tax when buying or selling a unit. You also don't need to pay transfer tax.
- Amenities are excellent, including a the large rooftop deck that affords views of the Philadelphia skyline, a gym, a library and community room
- Excellent outdoor space. More than one third of the units in the building have good-sized terraces
- Very secure. 7/24/365 coverage in the lobby
- On-site management and maintenance staff.
Cons
- Pets are not allowed
- There is a significant administrative fee due at settlement. Purchase must be in cash
- Penn Center House is not a market value co-op. Co-op shares, which equate to apartments, are inexpenive to purchase but you will not realize significant appreciation on sale
- There are few units 1200 sq ft or larger
