Pros
- The location is superb, 4 blocks from Rittenhouse Square, 5 blocks from City Hall, 8 - 10 blocks from theaters and concert halls on Broad St.The Kennedy Market Restaurant and Chima Brazilian Steakhouse are located in the building. Walk out the front door to many fine restaurants and stores.
- Excellent access to public transportation. Kennedy house is one block from Suburban Station, three blocks from Amtrak 30th Station and within two blocks of the Septa 13 Bus.
- Parking is outstanding.There is a parking garage with spots costing less than 50% prevailing rates.
- Monthly fees are reasonable. When you consider that utilities, basic cable, use of the pool and real estate tax are included it's an excellent deal. There is a yearly fee for the use of the gym.
- As this is a co-op, there is no transfer tax when buying or selling a unit and you don't have to pay for title insurance
- Amenities are excellent, particularly the large rooftop pool and deck that affords 360 views of the Philadelphia skyline
- Excellent outdoor space. More than one third of the units in the building have good-sized terraces
- Very secure. 7/24/365 coverage in the lobby
- On-site management and maintenance staff. Issues are quickly addressed
Cons
- You need 25% down and there are few banks that will finance purchase of a co-op.
- There is an administrative fee due at settlement. It is $17/sq ft in fall of 2019
- Only combined units are larger than 1300 sq ft
