Applebrook Meadows is a large development of somewhat high end but still affordable townhomes built by Toll Brothers from 2012 to 2016. The homes feature attractive building facades of stone and siding (and no stucco), views of protected land that borders the development, lovely curved staircases and second floor halls that overlook the first floor. Family rooms and foyers frequently have vaulted ceilings and master bathrooms have oversize showers with the frameless glass doors that are so sought after these days. There is a lot of interior space at up to 4500 square feet and high ceilings on all floors including the basement.
All units have 2 car garages with driveways that allow parking of several additional cars. The development has ample guest parking as well. There are also amenities such as a clubhouse, pool, gym and a paved walking path that connects to the 55 acre East Goshen Park on one side and to the 126 acre Willistown Preserve on the other. Few competing developments can match this list. In addition, the development has received the Gold Star Community award from the Community Associations Institute. This award signifies financial health and the use of best practices in managing the community.
If I wanted to carp, I would note that the $388/month HOA fee is not the lowest. Also, exterior maintenance of the buildings is not included in the fee, so when roofs need to be replaced the homeowners will have to pay. Finally, there is not a lot of tree cover in the development or variation in the terrain. All of that said, there is strong value in the homes of this development.
